This past week Stone Harbor unveiled its holiday beach tag, designed by 3rd grader Paxton Smith.  Like Avalon's tags, Stone Harbor's tags will be for sale over the Thanksgiving weekend.  See below for details.

AVALON SAND BACKPASSING:  Avalon announced it is planning a sand backpassing project if a hydraulic beach fill doesn't occur in Spring 2026.  Currently, hydraulic beach fills anticipated in Avalon, Stone Harbor, and Ocean City are not federally funded, and lack of federal funding will prevent state funding.  Avalon has previously used sand backpassing to supplement beaches between hydraulic fills.  Beaches from 10th to 14th Streets suffered serious erosion during fall storms, and will need replenishment during the spring. 
 
STONE HARBOR'S NEW HOLIDAY BEACH TAG was designed by 3rd grader Paxton Smith.  Stone Harbor holiday beach tags will be available in limited supply starting Friday, November 28, at the Beach Tag Office, located at 95th Street and the Beach. The tags will be on sale all weekend from 10:00 am to 4:00 pm. The tags will then be available at Borough Hall, Monday through Friday, from 8:30 AM to 4:00 PM, while supplies last.
 
AVALON HOLIDAY BEACH TAGS will be available for purchase during both Festive Friday and Snowfest Saturday at the Avalon Beach Tag Booth located at 30th Street and the beach.  The price is $35.  Any remaining tags will be sold starting Monday, December 1st, in the Avalon Tax Collector's Office at Avalon Borough Hall between the hours of 8:15 am - 4:15 pm.  Holiday beach tags make great stocking stuffers!

WINTERIZE NOW, if you haven't already.  Our first taste of cold weather hit earlier this week, and there's definitely a chill in the air.  All outside water systems should be winterized now, if they haven't been already.  Call your plumber, pool company, or landscaper to have those systems shut off and drained.  Need a plumber or other service provider?  Call or email me!

 " Here in Cape May County roughly 9% of the permanent population relies on SNAP benefits," according to the Cape May County Herald (11/11/2025).  The Herald went on to say that more than "20% of the county's population below the age of 18 are recipients of SNAP benefits."  The Cape May County Association of Realtors is sponsoring a food drive to help feed local families in need.  Your donation helps provide fresh meals and groceries to those who otherwise might go to bed hungry, especially during an extended government shutdown.  There are three ways to help: 1) Donations can be dropped off at the CMCAR office by November 25th, or 2) ordered online and shipped right to the office:  Cape May County Association of Realtors, 1546 Route 9 North, Swainton, NJ 08210.  Or, 3) you can drop off your donations to our Avalon or Stone Harbor office by November 18th, so we can deliver them to the CMCAR office.  Your support is appreciated!
 
AN ISLAND HOLIDAY LIKE NO OTHER!  For those of us lucky enough to be here, Thanksgiving Weekend is a magical time on Seven Mile Island!  Avalon and Stone Harbor both celebrate the holiday season in a big way.  Avalon's Festive Friday and Snowfest Saturday bring numerous family activities including visits with Santa and Mrs. Claus, face painters, balloon artists, a tree lighting, and more.  Stone Harbor's Island Holiday offers many similar activities including tree lighting, visits with Santa, a pet parade, music, and a huge Christmas parade Saturday night featuring floats, bands, fire trucks, boats, and more.  Come on down and enjoy the fun!

Even in the off-season Mother Nature treats us to beautiful scenes on a daily basis!  Marsh grasses have ceded their lush green color for a uniform brown, but still offer up intriguing views!

WITH OUR CLOCKS NOW CHANGED back to Easter Standard Time, sunset is occurring earlier - a lot earlier - in the day.  Thursday's sunset in Avalon will occur at 4:52pm.  Sunrise is now occurring earlier, too - about 6:32am in Avalon. 
 
OFF SEASON INSPIRATIONS: Shorter days mean less sunshine and perhaps less time on the beach, but there are still plenty of times and places to enjoy the natural beauty of our island and the surrounding area.  Look aloft and spot bald eagles returning to the area, or ducks migrating south; visit the beach on a cold-but-calm day and marvel at the number of private boats, fishing vessels, and commercial ships out on the ocean; check local waterways for the tell-tale swirling of stripers feeding on baitfish; stop by one of our many public piers or docks to view a late afternoon sunset.
 
MORTGAGE RATES remain around 6% with no points, for both conventional and jumbo loans.   Whether purchasing or refinancing, this may be a great time to make the move!  If you're interested in purchasing, let's talk; if you're thinking about refinancing, I can put you in touch with reliable lenders.
